I have the benefit of practicing marketing, consulting, and advertising for real estate lead gen (pre and post covid) over the years, and have proven campaigns as a result.

The Current State of Affairs For Real Estate Agents
1-800 Agent Lead This Agent Lead That, Churn and Burn Lead Generation Agencies, 10 Booked Appointments Or I Give you $1000 AKA "Horse Sh*t" Agencies...They'd like to say they got your back.
They'll shout from the rooftops that you'll get hundreds of appointments & hundreds of thousands in guaranteed revenue...
It all smoke and mirrors and they say they GUARANTEE their results
But honestly....I don't see how.
I mean maybe they do.
Maybe all the stories I've heard are wrong. But look, I did my research. I opened up the laptop and started using my good ol' friend Google.
I spent months researching all of this.
Here's what I found...
NO LISTING CAMPAIGNS
- Lead generation agencies mostly run home list ads. Now these do work and we recommend them because oftentimes a buyer might want to sell their current home. However only depending on Facebook for seller leads isn't the way to go.
LACK OF QUALIFICATION- Every realtor wants hot leads. Well hate to bust ya bubble but most people don't just up and buy a house in an instant. Lead generation agencies fail to qualify leads, leading to appointments with individuals who cannot afford or aren't even ready to buy or sell.
AUTOMATIC APPOINTMENT SETTING - Agencies will use automatic text messaging and calendars to schedule people who aren't qualified, remind them a million times to show up and when you try to call them, magically they turn into 'no pick up no show ghosts'.
ZERO QUALIFICATION - Even if the agencies do call back the leads, they'll spend 30 seconds on the phone with the only goal of booking them on the calendar. Not qualifying them, not seeing if they have a stable job or income and zero discussion about credit or co-signers. And that means your going to be on the call with someone that can't buy.
It makes me think there's room for a change.
For something better.
And look I'm not saying I'm the holy saint of "Real Estate Business Fix-It-Kingdom.'
All I'm saying is If I can change an industry for the better, I'm game.

On a scale of 0-10, how serious are you?
Have you been preapproved?

That way your only dealing with people that are ready.

Want to grow - If your 100% ok with just having a handful of clients, having your routine, and just want to get by, that's 100% ok with me. But don't schedule a time to talk.
Know they have to invest in marketing - If you've grown your business this far by word of mouth only, I'm super happy for you. Turns out word of mouth is free but I've got a team to pay and the bank doesn't take 'word of mouth.' This program will cost money.

HOW DOES THIS WORK & HOW MUCH DO YOU CHARGE?
This is how we run shop.
First off, we charge $797 a month with a 6 month agreement. If you want a shorter timeframe, we charge you more. If you pay for the year we charge less.
YOUR PAGES - We request access to your Facebook page. We do this so leads are routed directly to your staff. Its a super fast option. If you don't have access to your page we can create one for you. We also will be running your Google Service Ads for seller leads. We will need access to your Google Listing as well. If you don't have a Google Business Profile we will make you one.
OFFER - We will build multiple buyer campaigns and seller campaigns on Facebook. We'll take care of the ad copy, campaign setup, advertising creative, follow up automation with text and emails. You will get your own dedicated CRM ( White Label Highlevel).
QUALIFICATIONS & NOTIFICATIONS- The leads sign up and get taken through an automatic questionnaire. When they get to the end you and your team get a notification with their information and answers.
Out of 15 leads, about 2-3 are good enough to be transferred to you. And from there, 1 ends up becoming a real honest dollar driven conversation.
TIME IS OF THE ESSENCE
Here's why.
I'm not a huge agency with dozens or hundreds of employees. Its just me and my part timers for now.
We can't take on dozens of clients at a time and make sure they are taken care of.
In fact, that's not how I want to run my business.
I only want to work with a few devoted, excited, and motivated clients.
